In order to be able to take over your apartment quickly and to manage it efficiently afterwards, Home asks you to provide information about your apartment and the existing tenancy in your landlord account.
Information about the tenancy
Under the tab "Tenant" please enter information about your tenant and the existing tenancy.
Contact information for the primary tenant: Home requires both the name and contact information of your primary tenant. After entering the data, Home will send an email to the tenant with information about the upcoming takeover of the management and information about the changeover of the rent payment.
Contract: Please enter the contract start date here and an end date, if applicable, if it is a temporary or already terminated lease.
Documents: Please upload here a copy of the signed lease, the handover protocol, and, if applicable, other relevant documents concerning the tenancy. These may include utility bills, rent adjustment letters, or relevant correspondence.
Current rent and service charges: The current rent components to be paid by the tenant should be entered here: Cold rent, advance payment for heating and hot water costs, operating costs.
If the values differ from those stated in the tenancy agreement due to rent increases or adjustments to the advance payments for ancillary costs, please enter the currently valid values and upload the relevant evidence. (Rent increase letter, service charge statement, etc.)
Parking space: If a parking space is also rented with the apartment and the parking space rent is not already included in the basic rent, please enter the amount for the parking space.
Rent adjustments: If you have an scaled or indexed rent agreement with your tenant, please indicate this accordingly.
Apartment details
Under the "Apartment" tab, please enter the relevant information about your apartment.
Please make sure that you enter the correct unit number/ the name of the residential unit as well as the location within the property in order to enable Home to clearly identify your apartment within the building.
Please also provide clear information about the basement room belonging to the apartment. If it is not numbered, please give a short description how to find it.
e.g. in the basement, left corridor, 3rd door on the right.
Documents: As a landlord, you must be able to provide an energy certificate upon request from the tenant. Please upload it here.
If your building is a listed building (e.g. listed as a historical monument) that is exempt from providing proof of the energy certificate, please upload a placeholder document with the text "The building is a listed building. No energy certificate required."
Contacts: In order for Home to manage your apartment efficiently, we need details to the relevant contacts. Therefore, please provide the contact of the WEG management and the janitor.
If your apartment is a new construction within the warranty period, please also provide the contact of the warranty office.
Other relevant contacts may also be: a contact person who represents you as the owner, a craftsman company, a kitchen studio that installed the fitted kitchen in your apartment.
